How we calculated this

  • Live listings. Listings a buyer can open right now: published, not expired or removed, from a seller whose identity is verified.
  • New listings. Listings first published in the last 7 days by sellers whose identity is verified; listings removed by moderators are not counted.
  • Prices. The weighted median of the asking prices, recorded sales and imported asking prices in the Fair Value comparables pool over the last 90 days. A recorded sale counts more than an asking price, as in Fair Value. These are not appraisals.
  • Change. The same median against the 90 days ending 30 days earlier.
  • Floor. Any figure resting on fewer than 12 data points is left out.
